The idea of Home Buyers Checklist came from experience of working in the construction industry on both commercial and consumer projects in various areas. Work colleagues and then members of the public that had various problems from water or dampness would ask for a view. The types of building varied from historically listed buildings, office blocks, new build developments to multi-storey and bungalows.
More and more people buying houses would call to get an informal opinion on a property they were buying. Over time, I could see first hand mistakes that buyers were making - some were trivial in cost while others were very expensive mistakes. Others simply caused avoidable stress and delay. It was apparent that many people often don't know where to start when buying a property, it is like a wave that takes over your life and many struggle with the whole idea of buying a home - they just apply for a mortgage and then look at houses without really thinking it out. It only happens a few times in a lifetime so many people are unprepared and just 'go with the flow'.
The site was slowly developed over time with most work starting in 2025.
House Buyers Checklist is about being prepared from the very start with the Wants & Needs list through to explaining the various steps in buying a house, viewing, how to carry out your own inspection and professional surveys. Insurances and utilities (electricity, internet etc) are looked at as well as news and articles on topics such as flood risks and on how to negotiate - there is something there for everyone buying a home and it's at the best price possible - free!
